I'm new to the area & everyone here has been so friendly! From the girls in the office - to security- to neighbors.... Everyone has been so welcoming to me & my daughter! We've been invited to multiple BBQ's by the pool & have already started making friends. Our apartment is in the heart of NWA. I'm an ER nurse & my commute to work is not far at all. Our apartment is close to shopping & lots of great dining nearby. I couldn't ask for better apartment living!

The Ranch has a lot to offer to anyone who likes to be active and socialize. There's a 24 hour clubhouse with a movie theater, a billiard room, a large pool, dog play park, and fitness center. There's a Crossfit gym next door and Promenade/restaurant row is 2 minutes away. There are walking and biking trails around the complex. There are also monthly resident events such as paint nights, holiday wrappings, pool parties, contests, etc The complex has a valet trash service (valet workers pick up your trash from outside your apartment and take it to the dumpster) and a porter who walks the grounds and cleans up the exterior of the buildings. While some view the trash fee as a nuisance, this is their way of minimizing debris left in the breezeways that can attract pests from the surrounding fields. There are specific rules in place to make sure every resident adheres to the trash policy as well as dog bag stations in several areas so everyone can have a clean community. This valet trash service is included in the monthly water bill which is actually determined by formula rather than usage, so it's really not costing you any more than if your water were based on usage You no longer have to rent a washer and dryer-they now come in the units at no additional cost. You do not have to pay $25 to pay online if you use an eCheck vs a credit card. Ranch also offers pest services twice a month and at the request of the tenant-if you call the office and request an extra spray, they will call someone out for you. The only other "hidden" fee is renters insurance which is always advisable and is usually only an additional $15-$20 a month. The Ranch offers optional additional fees such as covered carports and garages, which are priced at almost 50% less than surrounding competitors Ex. Ranch garages are $75, comp prices average $150. There has also been word of implementing a dog daycare/walking service as an optional fee... complex has no weight limits, just breed restrictions Maintenance staff has an average 48 hour turnaround, which is considerably fast for 16 buildings Rent increases can happen at renewal depending on the current housing market and has a cap of $30-you can also always schedule to negotiate the renewal rate with the property manager. The staff are in the office 7 days a week available to email or call during business hours Overall, the complex can offer you the most positive housing experience depending on your perception of standard and policies
